What actually kills a water heater here
Almost every tank failure on this coast starts with two things: sediment and the anode rod. Minerals settle out of the water and build a layer on the tank floor, where they insulate the burner or bake onto the lower element — that is the rumbling and popping you hear from an older tank, and it is heat going into scale instead of into your water. The anode rod is a sacrificial piece of magnesium or aluminium that corrodes so the steel tank does not; once it is spent, the tank itself starts rusting from the inside, and there is no repair for that.
Tankless units age differently. They have no tank to rust, but their heat exchangers scale where water is hard, and a unit that has never been descaled loses flow and starts short-cycling between hot and cold. Whichever kind you have, the point of a service visit is to catch the cheap failures — a thermostat, an element, a thermocouple, an expansion tank — before the expensive one, and to tell you honestly when a unit has reached the end rather than selling you a third repair on a fifteen-year-old tank.

How much does a water heater repair cost?

Is a water heater a plumbing job or a heating job?

How do I know when my water heater is about to fail?
Rusty or metallic-tasting hot water, a tank that rumbles or pops when it heats, hot water that runs out sooner than it used to, or any moisture at the base are the usual warnings. Water on the floor around the tank is not a repair — it means the steel has gone through, and the tank needs replacing before it opens up properly.
How often should a water heater be flushed?
Once a year is the usual advice for a tank, and more often where the water is hard enough to leave scale on a kettle. Flushing removes the sediment layer that sits on the tank floor, which is what makes an older tank noisy and slow to recover, and it is also when the anode rod gets checked.
What is the T&P valve on my tank, and why is it dripping?
It is the temperature and pressure relief valve — the safety device that opens if the tank exceeds a safe pressure or temperature. An occasional drip can mean thermal expansion with no expansion tank fitted, a thermostat set too high, or a valve that no longer seats. It is not something to cap or plug; it needs to be diagnosed.
Is it worth repairing a water heater that is over ten years old?
