What does "mechanical" actually cover?

Fire protection sits alongside all of it: sprinkler systems and the inspections a commercial building needs to keep them signed off.

One-year warranty on our labour. Equipment and parts are covered separately, under the supplier's or manufacturer's own warranty. In practice that means a fault in how something was installed is ours to put right for a year after the job, while a component that fails inside the equipment is a claim on the warranty that came with it — ask for those terms in writing when you take the quote, because they vary by supplier.

Do you do commercial work as well as houses?
Yes, and they are run differently enough to be worth separating. Houses are quoted and scheduled one job at a time; commercial and strata work runs on a scope agreed with a manager or a council, with visits set in advance so access to occupied units is arranged rather than negotiated at the door.
